The first space a visitor sees does disproportionate work. A considered reception — the right desk, finish, lighting and seating — tells a client what kind of organisation they have walked into before anyone speaks. It is worth investing here.

The Boardroom Carries the Decisions

Much of what makes an office floor work is invisible: power and data to every desk, lighting zoned to how the space is used, cabling and ductwork routed cleanly above a designed ceiling. These decisions are inexpensive to get right at the planning stage and expensive to fix after the ceiling is closed. The discipline is to resolve the services and the design together, not to bolt services onto a finished-looking floor.

Budgeting an Office Fit-Out Honestly

Like any luxury fit-out, an office floor is quoted on survey — the cost depends on the area, the finish level, how much is bespoke, and how much services work is involved. The honest budgeting advice is the same as for a home: tell the team the real number early, so the floor is designed to it. The aim is not the lowest tender; it is a floor that works, projects the right brand and does not need re-doing in three years.
