How to Plan a Luxury Interior in Ghana — From Brief to Handover

The full process of planning a luxury interior in Accra — brief, concept, specification, procurement, fit-out and styling — so the finished space is the one that was designed, and the budget is fixed before any work starts.

Why Planning Decides the Finish

A luxury interior is not a stack of nice materials — it is a sequence of decisions made in the right order. The most expensive mistakes in a fit-out are not bad finishes; they are good finishes installed against a half-formed plan, then changed mid-build. Planning is the lowest-cost stage of the whole project and the one that governs every cost that follows.

This guide sets out how a full-service luxury interior is planned and delivered in Accra — the six stages that take a space from a brief to a written handover. It is the same discipline Interior Decorators Ghana has run on corporate and residential commissions since 1979.

The principle running through every stage: decide on paper, build once. A drawing changed costs nothing. A joinery wall rebuilt costs a programme.

The Six Stages

1. Brief & Survey

Everything starts with how the space will actually be used — not the look, the use. How the household lives, how the team works, who moves through the rooms and when. The brief captures that, plus the look you want and an honest budget range.

Then the site is surveyed and measured: room dimensions, ceiling heights, services, power, existing finishes and the things drawings never show — a beam in the wrong place, a window that fixes a sightline. In Accra this is also where humidity, ventilation and natural light are read, because they decide what timber, what finishes and what lighting the space can carry.

2. Concept

The concept turns the brief into a direction you can see before any detail is committed — mood, materials, colour, layout and the feel of each room, presented as boards and visuals. This is the stage to push, question and change, because it costs nothing to move a wall on a board.

A concept agreed properly is the single best protection against budget drift. Most overspend comes from indecision carried into the build; a signed-off concept ends that.

3. Specification & Design

The agreed concept becomes a full specification: space plan, ceiling and wall finishes, joinery and media walls, lighting layout, a furniture schedule and a finishes schedule that fixes every material — make, finish, colour, dimension. Nothing is left to “decide on site.”

This is the document that lets a fixed, itemised quote exist. Without it, any price is a guess.

4. Procurement

Materials, furniture, lighting and bespoke joinery are sourced and ordered against the schedule. In Ghana, lead times on imported pieces and the acclimatisation of timber to local humidity are real programme drivers — they are planned for here, not discovered later. One party manages the orders, the deliveries and the quality so the right pieces arrive ready to install.

5. Fit-Out & Install

A named project lead coordinates the trades — ceilings, wall finishes, wallpaper, joinery, lighting and flooring — installing each element in the right sequence against the design, and snagging as it goes. Where partitions and acoustic separation matter, board systems are specified to recognised standards such as ASTM C1396 / EN 520 so the build performs, not just looks finished.

6. Styling & Handover

Furniture and soft furnishing are placed, art and accessories are styled, the space is cleaned and snagged against the design, and the finished interior is handed over in writing. Styling is the layer that turns a finished build into a finished interior.

What This Order Protects

  • The budget — a fixed, itemised quote can only exist once the specification does. Plan first, price second.
  • The concept — when design and fit-out sit with one team, the space approved on the board is the space that gets built.
  • The programme — procurement lead times are planned at stage 4, not discovered at stage 5.

Frequently Asked Questions

How long does a luxury interior take to plan in Ghana? The build programme depends on scope, but the planning stages — brief, survey, concept and specification — typically run a few weeks before procurement begins. Rushing them is what causes mid-build changes, so the planning time pays for itself in a cleaner, faster fit-out.

Can I plan the interior before the building is finished? Yes, and it is the ideal time. Planning the interior while the shell is still being built lets services, lighting and joinery be coordinated into the structure rather than worked around it later.

Do I have to choose every material myself? No. The point of full-service design is that the materials are specified for you against an agreed concept — you approve directions and key pieces, not a thousand small decisions.
